Beverly
Heights Development’s projects have continuously received encouraging
response from buyers and investors on the lookout for high-quality
residential properties. Thomas Tong, the company’s sales director,
talks to iProperty.com Malaysia about its current and future projects
Beverly Heights Development Sdn Bhd’s maiden and flagship development
Beverly Heights is a luxury development in Ampang featuring modern,
contemporary homes in a gated and guarded environment. First launched
in 2003, the project offers a range of semi-Ds and bungalows to
discerning homebuyers.
“In
2003 we started Phase One of Beverly Heights offering 62 units of
double-storey semi-Ds,” says Thomas Tong, sales director of Beverly
Heights Development. “Launched at over RM700,000 per unit, we managed
to sell 75 per cent in less than three months,” says Tong, adding that
its properties are well-received thanks in part to their high quality
finishes.
According
to Tong, homes in Beverly Heights have enjoyed good capital value,
fetching up to RM1.3 million on the secondary market.
Less
than two months before its Certificate of Fitness was issued, there was
a sudden flurry of resale activities, says Tong. The current capital
value of double-storey semi-Ds in Beverly Heights stand at RM1.7
million.
The
good capital value has also created a strong niche for expatriates in
the area. Of the 62 units in Phase One, 21 units are currently leased
to expatriates who work in Kuala Lumpur City Centre (KLCC).
Beverly
Heights' community members enjoy a wide range of facilities and
amenities provided by the developer, such as a clubhouse, sports and
health facilities, as well as a shuttle bus service that caters to
those who work or make daily visits to the Golden Triangle.
Mid-2005
saw the launch of Phase Two, offering 42 units of three-storey semi-Ds,
four bungalow units and one bungalow plot. These units, Tong says, were
marketed at a higher premium.
Launched
at RM1.8 million onwards, resale prices of units in Phase Two currently
stand at RM2.3 million. According to Tong, buyers buy for their own
stay as well as for investment purposes. Rental values are currently
between RM11,000 and RM16,000 per month, he adds.
Phase
Three – currently under construction – features more greenery, creating
a serene and relaxed ambience. The developer sets high standards on
quality and this is reflected by satisfied clients who helped market
its third phase via word of mouth. “A number of our Phase Three buyers
are relatives and friends of buyers from Phase One and Two,” Tong
reveals.
Beverly
Heights continues to gain strong interest from property hunters; Phase
3A currently available for booking has already received a 20 per cent
confirmed booking rate out of 40 units. Its corner lots – sold for
RM2.8million and above per unit – are showing strong demand. Again,
this is attributed to the high standards and quality of these modern
contemporary homes.
The
entire development, which is divided into six phases, takes up over 48
acres of freehold and leasehold land. Accessible via Middle Ring Road
Two (MRR2) and Duta-Ulu Kelang Expressway (DUKE), residents of Beverly
Heights enjoy the convenience of facilities and amenities as well as
international schools provided in the well-established areas of Ampang
and Ulu Klang.
Next
in the pipeline is a project in Penang, where the developer plans to
replicate its success with Beverly Heights, on 30 acres of land on the
island, in a location close to Tanjung Tokong.
“We
are currently in the planning process now but it will be similar to
Beverly Heights, offering bungalows and semi-Ds,” Tong reveals. The
launch of the new project is tentatively in three years’ time.
Beverly Heights is constantly on the lookout to acquire land banks in the more affluent locations.
“We are constantly committed to providing quality homes in affluent locations to home buyers ,” says Tong.
