Putrajaya: Eyeing the Next Phase

Putrajaya Holdings (PjH), the master developer for Putrajaya recently unveiled a sneak preview of the next exciting development phases of Putrajaya, Malaysia’s administrative capital city. “Through PjH’s aggressive marketing efforts, the company will be attracting business owners and investors who favour a well-planned city with top-notch security features, sophisticated transport and telecommunications systems in a serene environment,” Datuk Azlan Abdul Karim, Director and CEO of Putrajaya Holdings said.

“As always, all Putrajaya Holdings’ projects carry the master developer's signature: they are prestigious, sustainable, innovative and aesthetic, underscored by the harmony of a well-protected environment,” he added.

He also said that the bulk (80%) of the commercial developments would be completed within 10 years’ time, adding that all their developments were market-driven. “We want to make this a green city that is attractive to MNCs. We already have the cost advantage being much cheaper than say, Singapore.”

Putrajaya is planned as more than just a government enclave. The Masterplan had allocated 3.8m sqm of the land for government use and another 3.4m sqm for commercial development.

The central business district is centred mainly on the Core Island that lies across the water from Precinct 2 to Precinct 4. This is the heart of the city, and it is earmarked for office towers, business suites, high street retail complexes, hotels, educational institutions, recreational and entertainment centres.

Among the tour highlights is the visit to 4G11, the last of the government buildings located at the Boulevard. This will be the future office of the Ministry of Women, Family & Community Development and also the tallest building in Putrajaya at 43 floors.

A green network is overlaid onto the whole city Masterplan. A large proportion of the city area (38%) is designated for green open spaces. The wetland and a large waterbody are formed by utilizing small natural stream which run through the area which covers 12% of Putrajaya. A 38km long waterfront area is formed with the creation of the lake and the boulevard (4.2km) forms the central spine of the city.

As a garden city, extensive landscaping was undertaken on the grounds of buildings, streets and other building areas. Close attention is given to innovations and latest technologies to control water, air and noise pollution within the city.

During the cruise boat tour, many of the buildings such as the 5-star Pullman Putrajaya Lakeside hotel, the Putrajaya mosque, Putrajaya International Convention Centre and Millennium Monument were seen.
