It has been a busy year from United Malaysian Land Bhd with three upcoming niche projects in the Klang Valley to be launched in the near future.

Located in prime areas in Kuala Lumpur, two of the condominium projects will be located on Jalan Mayang and Persiaran Raja Chulan in Kuala Lumpur, while the other will be located in Bangsar.

Each of the projects will be targeted towards a specific market said operations director Zulkifly Garib at the group’s double prosperity ang pow promotion in Bandar Seri Putra today.

“The Mayang project will be high-end and luxurious, to be targeted towards foreigners as well as the affluent local crowd. While the Rajan Chulan project’s audience will mostly be for small families. The condominium in Bangsar will be targeted towards the younger crowd,” he said.

The Mayang development, which is a 50:50 joint-venture project with Bolton Bhd, is located on 4.30-acres of freehold land in the vicinity of the Kuala Lumpur city centre, along Jalan Mayang and Jalan Yap Kwan Seng. The condo is proposed to comprise of 686 units with a total Gross Development Value (GDV) of 744 million at an average of RM650psf.

The development located along Persiaran Raja Chulan, just off Jalan Raja Chulan is situated on 1.50-acres of freehold land. The project will feature 310 units of “four-star serviced residences”. It has a GDV of RM120 million with an average of RM360psf.

The 40,405sq ft of freehold land in Bangsar, located along Jalan Kaloi, will hold 191 units with a GDV of RM99 million with an average of RM360psf.

Zulkifly said the group is expecting to launch one of the projects in September of this year, with the other two launches to be targeted for 2008.

Currently, UMLand’s existing projects consist of three township developments comprising Bandar Seri Alam and Taman Seri Austin, which are both located in Johor as well as Bandar Seri Putra in Bangi.

In addition, the group also has two successful niche developments in prime locations, which include Suasana Sentral Loft in Kuala Lumpur Sentral and Somerset Residences in Seri Bukit Ceylon.
